We all know that moving can be stressful. Good estate agents who have moved house themselves should be able to minimise this wherever possible by anticipating many of the needs of buyer and seller alike.

However, even though the seller has the same primary objective as the buyer, each play a critical role in the stress of the other party and each has an important responsibility to the other. Whilst negotiations may have been tough, following exchange of contracts that becomes history, and it is usually a good thing for both to meet up over a glass of wine.

As buyer and seller are likely to belong to the same socio-economic group, the chances are that they will actually hit it off in any event, and it?s always good to be able to phone the previous owner if you have any questions.

One of the most important aspects of getting on with your seller is that moving day is likely to be much smoother. People with the slightest grudge have been known to leave filthy houses with no light bulbs, plants removed, and keys missing, although don?t worry - this is rare!

Whether you have met your buyer or not, a little thoughtfulness goes a long way. Everyone knows that the place you are moving to is more exciting than the place you are leaving. But spare a thought for the new owners. It?s their exciting day as well. So why not get someone in to help you do a final spring clean, clean the windows, mow the lawn, and sweep the path?

If you are satisfied that you have left your property as you would like it yourself, at least you will sleep easy, and who knows, you might even be invited back one day!
